Questions

Good to know

Is $499 really the whole fee?

The $499 fee covers the MLS listing services shown here for either 3 or 6 months, with no automatic renewal. The $49 yard sign and $995 Concierge service are optional. You will see the full price and approved terms before payment.

When do I pay, and can I get my money back?

The $499 fee is due when you submit your completed application, before broker review. The proposed policy provides a full listing-fee refund before first MLS publication and a full Concierge refund before the listing first becomes Active. The sign fee is non-refundable, subject to required remedies. Final wording and Coming Soon treatment are still under review. You will receive the approved terms before payment.

Who sets the price?

You do. Our broker reviews prices of similar homes with you to help you make an informed choice.

Do I have to pay a buyer's agent?

No. Commissions are not set by law and are fully negotiable. We suggest a starting amount, but you decide whether to offer compensation. You can choose 0% to 6% or a flat dollar amount. That offer is not published in the MLS.

Where will buyers see my home?

After broker review and your approval, your listing is entered on Realtracs, an MLS used by Middle Tennessee real estate agents. Other home-search websites may display your listing, depending on their data feeds.

What kinds of property can I list?

The initial service is planned for single-family homes in eligible Tennessee areas. We will confirm whether your property qualifies. Every listing requires broker review before publication.

Who handles offers?

A licensed Retreat Properties broker receives offers and time-sensitive messages. If you add Concierge, a broker can also help with negotiations and the steps through closing.
