We represent buyers of any home in our market, not only homes in The Retreat communities.
Retreat Properties is a licensed Tennessee real estate firm. We are members of the Middle Tennessee Association of REALTORS and of Realtracs, the regional multiple listing service, so we can show you any listed home in the market, whoever the listing firm is.
When we represent you, we work for you. We help you decide what to look at, arrange showings, look into the property, write and negotiate the offer, and keep the contract on schedule through closing.
Retreat Properties is part of the same ownership group as Retreat Construction, which builds homes, and Retreat Vacations, which manages short-term rentals. The group develops the four Retreat communities, builds homes in them, and Retreat Vacations manages approximately 45 short-term rentals. That is where our knowledge of this market comes from. You are not required to use either company for anything. If we ever refer you to a company affiliated with us, we disclose that relationship to you in writing before the referral.
Before we tour a home with you, we put a written buyer representation agreement in place. It is a short document and you should read all of it.
It sets out what we will do for you, how long the agreement lasts, and how our compensation is handled. The terms are agreed between you and the firm, in writing, before we start. Ask us anything about it before you sign.
The Plateau Market
Whether a home can be rented short term depends on the local ordinance, on any HOA or POA restriction, and on whether a permit is available. Any of these can change. Check all three for the specific property before you rely on rental use.
Each community and subdivision has its own recorded restrictions. Ask for them early and read them. We will get you the documents; for a legal reading of them, use your own attorney.
This market includes vacant land, existing homes, and lots where a home is built afterwards. Each has its own contract, its own inspections and its own financing. We will tell you which one you are looking at.
We do not publish rental income figures and we do not project what a property will earn. If you are buying with rental in mind, we can tell you how these homes are built, operated and sold, because the group does all three. We will not give you a number to base a purchase on.
