Retreat Properties · For Licensed Agents

Keep 100% of your commission. And get something to sell.

A flat fee per closing, capped at $10,000 a year.

This page is for licensed real estate agents. For employment with The Retreat, see Careers.

What You Pay

The whole fee schedule.

Your commission on your own business

You keep 100%.

Inside business

Nothing. Inside business is any transaction in which a Retreat entity is the seller, or in which your buyer contracts a Retreat build.

Outside business, your commission is $2,500 or more

$500 per closed transaction.

Outside business, your commission is under $2,500

$250 per closed transaction. Small land sales are common here, and we would rather you worked the land than avoided it.

The most you can pay us in one year

$10,000, counted from your own anniversary date.

Split, desk fee, monthly fee, technology fee, franchise fee

None. Not any of them.

Optional file coordination

$250–350 per file, elected per file. Never mandatory.

The split is not the reason to move

Plenty of brokerages will give you a hundred percent. None of them can give you inventory.

The same ownership group develops the land, builds the homes, and manages the rentals. That is the whole argument, and it is structural. A competitor cannot copy it by hiring better people.

Developed lots in four communities

Water's Edge, Sunset Bluff, Whiskey Creek and Deer Lick Falls. Something to sell in week one, before you have listings of your own.

Retreat Construction

Your buyer wants a mountain place and cannot find the right house. We build it.

Retreat Vacations

Managing roughly 45 short-term rentals. We operate this asset class. Not "specialise in". Actually run them.

A database of roughly 50,000 people

Your listings go into the firm newsletter, free, on a published schedule.

Selling Retreat inventory

A Retreat lot and a Retreat build are two separate purchases with two separate commissions. Anyone describing them as one deal has mis-stated it. Both are inside business, so you pay the firm no fee on either. The commission on each is set out in writing when we talk.

You are never required to sell Retreat inventory or to make a referral, and declining costs you nothing. Not in lead allocation, not in support, not in standing.

A referral to a company we own is a disclosable interest under Tennessee law. Any referral to Retreat Construction or Retreat Vacations is disclosed to the client in writing before it is made, every time. No client is required to use either company.

The investment conversation, and the limit on it

You would be able to talk about a portfolio the group actually operates, because Retreat Vacations runs roughly forty-five of these homes.

We do not publish rental income figures and we do not project what a property will earn. No number goes to a client without the principal broker's approval for that specific use. What you lead with is the source of the knowledge: we build them, we run them, we sell them. Not a figure. And short-term rental permission depends on ordinance, covenant and permit availability in every case.

Leads

How leads actually work here.

We hold a database of roughly fifty thousand people and take inbound enquiry across four communities. Those leads go out on a written rotation that every affiliate can see.

A published list

Affiliates sit in a published list, in the order they joined.

Next in line

A lead goes to the next eligible affiliate. Taking one moves you to the back, and so does declining one.

A response standard

First contact within one hour during business hours. Three attempts, two channels, forty-eight hours.

Miss it and it passes on

Miss the response standard and the lead passes on. That is a published rule, not a judgement about you.

No affiliate is promised an allocation of leads, in the first ninety days or at any other time. The rotation has four narrow exceptions, all of them written down and all of them logged, and there is no fifth one at the broker's discretion.

Your own sphere, your past clients and anything you generate yourself are entirely yours. They are never pooled, never reassigned, and they do not change if you leave.

What We Do Not Have

You will hear these from other firms. Hear them from us first.

Revenue share and equity

Neither. If building a downline is your plan, go where they offer it.

A national brand

A regional name. Judge the group by what it has built here, not by the sign on the door.

Large training departments

A written playbook and the broker on the phone. Fewer agents means you get answers.

Relocation referral networks

None. Our lead flow comes from our own developments and database instead.

Hundreds of agents

A small firm. We are a small regional firm and we intend to stay one.

Practical

How it works day to day.

We cover your transition

Licence transfer, MLS transfer and your first year of association dues. One time, and it does not renew.

You are paid fast

The closing attorney disburses to the firm at settlement and we pay your balance the same or next business day after funding. You are an independent contractor and receive a 1099.

Every file is reviewed at five stages

Personally, by the broker. That is a supervision obligation, and it is also consistent feedback on your files.

Direct line to the broker

Chip Hayes is the principal broker and the owner. Not a support queue.

You fund your own business

Advertising, signage, lockboxes and your own errors and omissions cover are yours. Under a flat fee we take no share of your commission, so we do not carry your marketing either. That is the trade, and we would rather say it up front.

Your market stays your market

We are members of the Middle Tennessee Association of REALTORS, with Realtracs MLS, so you keep working your own market exactly as you do now.

Who this suits

A good fit if you are an established agent in Nashville, Murfreesboro, Franklin, Spring Hill or elsewhere in Middle Tennessee and your clients keep asking about a place on the mountain; you are doing steady business in Coffee, Franklin, Bedford or Moore county; you have clients asking about lake and mountain property; you want to build an investor book and have never had a credible way to do it; or you are newer and need inventory and leads more than you need a logo.

Not a fit if you want a large office, a big training department, or a national brand on your card.

The conversation

No pitch deck. Bring your last twelve months of production and we will work out precisely what you would have kept here, using your numbers, not ours.

Then count how many of your clients asked about a second home, a lake place or a rental in that time. That second number is usually the one that decides it.

Retreat Properties is a licensed Tennessee real estate firm, licence 265277. Principal Broker: Chip Hayes. What an affiliate keeps depends on transaction volume, average commission and the plan the affiliate is currently on. Nothing here is a guarantee of income. No rental income figures are stated on this page, and none are implied.
